Dear Sir
My Name is sachin I carry a commercial property in ghaziabad with registry in name of me and my father.
100% finance is done by me but not mentioned in papers.
we are three brothers, so do my brothers hold any rights now or in future on the said property.

Being joint owners in the property, you and your father are the absolute owners of the property for the present, in this your brothers may not have any share if your contents are to be considered as fact.

thank you for the reply so i understand that this will not be considered as parental property and will not be divided in family , n i will considered as sole owner in future. IS THAT RIGHT SIR

@Author, your self and your father have equal rights over the property as it was registered in both of your names. You have got full right for half(1/2)share. your father have 1/2 share. so the share of your father, will be devolved among all the legal heirs of your father after him.

Now to transfer my father share to me do i have to again go for fresh registry which will be very expensive....
Please if you can suggest a cheap and simple way thru which my father can transfer share to me.
My father and family is supportive and they are willing to sign any documents just to avoid any future dispute in our grand children.

Your father can bequeath a will in your favor. He can execute a gift deed in your favor.

OK i found that the will is less expensive to make,
So now can i or my son in future can transfer or sell the property based on will executed by my farther.
