Hello Please go through my query. " My Grandmother had signed a sale deed on a white paper to our villagers in 2000. She was innocent and ignorant to sign, as she was made to trust them that she had agricultural land. They have managed to fabricate Pattadhar Passbook and Title Deed with influence which again are not on revenue record. Even the Survey number was not mentioned in the sale deed as she didn't know where the land is in her name"
1. Is that sale deed valid? 2. Can they present the sale deed in any court now?

Sale deed on white paper ( without stamp ) and not registered with sub registrar office is not valid and waste paper in eye of law.

waste paper and of no use, however you have to place your grievance as to insert the name of successors in the record of right with the concern revenue officer at the jurisdiction. consult with the Learned Lawyer at locale, with the facts and documents, so far.

Either the property is the self acquired by your grandmother or ancestral? Without Survey Number and without paying the stamp duty and the said sale is not valid. Moreover they fabricated Pattadar pass Book and Title deeds so you have to make a complaint to the RDO concerned marking copy to the District Collector against them. and also request the revenue authorites to enter your grandmother name in Adangal/Pahani register and for title deed.
