Flats for commercial /professional use?

We are having two flats in Santacruz-W, Mumbai on first floor ideal for professinal activities due to their location. We are told as MCGM (BMC) there is no need for taking any permission from the socirty or BMC. Pl. advice if it is correct as we are willing to pay if any permissions are required.

for the commercial use, other than residential use for which it is built, then only u need to take permission from the concerned officials.

there are specific commercial purposes where you need not take the permissions just check the list from bmc
