Commencement of lease

Q. A has taken a premises on lease for a period of Nine years from B. A has entered into a lease agreement with B on 25th may 2011 and subsequently taken the possession of the premises on 04th may 2011. But due to some reasons, the above said Agreement was not registered at the time of its exeuction and the same is presented for registration on 17th June 2011.

What would be the commencement date of the lease?
a. Execution Date (signing date of the lease);
B. Possession date;
C. Registration Date;
D. Lease rental commencing Date.

1. when did you enter into the agrement that time,
2. same date
3. registration date
4. on the basis of agreement date.
