Agreement with Landlord

Kindly let me know the legal validity of an agreement entered by a landlord with his tenant which is not registerd.

as per registration act more then 100 rupees who ever made transaction they should register the document. if any transfer sale , mortgage, agreement. also.

In such case the version of tenant for terms will be valid irrespective an written terms for an unregistered lease agreement.

In Maharashtra there is fine and conviction for landlord in lease agreement is not registered.
