If the unregistered GPA relates to IMMOVABLE
PROPERTY,THEN IT IS OUT RIGHT INVALID EVEN IF WITH COUPLE OF INTEREST UNLESS 53 A TPA IS ALSO INVOLVED.

For movable properties section 202 of ICA would serve the purpose.
