Mr X (HAVING ONE WIFE ANDTWO CHILDREN) HAS PURCHASED A PLOT IN 1994 & HAS GIVEN GPA TO Mr Y IN 2004, THE GPA WAS NOTARISED ONLY. MR X DIED IN 2009 NOW IS THE GPA HOLDER CAN SELL THE PROPERTY, GPA HOLDER DOESNOT HAVE THE ORIGINAL SALE DEED TRANSACTED BY Mr X.
NOW IN 2012 Mr Y HAS REGISTERD HIS GPA BY PAYING STAMP DUTY SIGNED BY DISTRICT REGISTRAR STAMPS.
NOW I AM PLANNING TO BUY THE SAME PLOT
WHAT ARE ALL THE DOCUMENTS I SHOULD GET FROM MR y SO THAT I CAN REGISTER PLOT

After the death of X the GPA ceases to exist.
It is really surprising hoe the same was registered.
Do not buy this property unless the legal heirs of X come to the front and sign the sale deed.

ask for refund as GPA has no powers to sell the property after death of X in 2009 .

let the property be first transferred in name of legal heirs .has the deceased left any will .then if you so desire entire into agreement for purchase of said property

sir,
agreement in what sense and with whom? shall i get NOC from legal heirs by notary on stamp paper or any other declaration from heirs that no will/relation is there with the property and Gpa holder

1) Take back your advance amount already paid. The GPA is no longer valid,
2) You can buy the said property from the legal heirs of the deceased owner by entering in to a fresh agreement.

Today Mr Y(GPA HOLDER) showed the original document GPA signed district registrar of stamps and written that 11000 Rs has been paid towards stamp duty and 200 rs fine.as per the act KSA 1957 sec 38,39,40,32
