I want to purchase 250 sq.ft land out of 3,000sq.ft Non-Agri land from adjusant neighbour, he is owner of his 3,000 sq.ft land, He constucted his house as per corporation plan. Please suggest me how will I purchase this 250sq.ft land ? What about sale deed agreement ? it is possible to do agreement for this short land. also tell bout 7/12, whether I can able to enroll my name in it?
Pls give your legal oppinion and further pros and cons

the neighbout needs to enter into sale deed for 250 sq feet land . get it drafted by your lawyer . it has to be duly stamped and regd

One can buy any area of land irrespective of its measurement.
Do buy it buy a deed of sale where the land must be demarcated on a site plan attached with the deed.

with the check boundaries properly demarcated you can go ahead with the purchase of the property, ensure a proper sale deed with exact measurements and proper check boundaries.

Please find any rules exist against splitting of a big plot in smaller one in the local area. If no such restriction exists may go ahead. Let the sale deed be drafted by some lawyer.

When it is non agricultural land then you need to check that a house plan would be sanctioned for that an area by concerned authority.Get in touch of a property lawyer for draft of the sale deed.Get attached a scaled map of spot in which your land should be marked by some color and all surrounding
things of boundary are also shown accurately.
