Transfer of ownership

My father was a government servant and he expired in 2009, he owned one house at which we are staying now at Gandhidham-Kutch. There is no will. what we should do to transfer the ownership of the house to my mother? which documents are required and approximate expenses.
But what documents are required and please guide about expenses

You have to execute a deed of relinquishment releasing your shares in favour of your mother.

All the legal heirs of your deceased father which will include his mother, if she is alive, have to sign and execute a registered release deed relinquishing their right,interest and title in the property in favor of the person they want the property to remain with.
