Exchange of property

I have an agreement for buying a 3Bhk Flat with A builder but now my son is not willing to buy this one , We have booked by booking Money Rs.11 lakhs and its Super built up area approx 1370 sq ft wit covered car Parking our Agreed Price means consideration Value is Rs.5331000/- and now as my son is interested to buy A flat of 3Bhk in a complex in Parnasree Area Kolkata,
My query is that if any interested Builder/Promoter can take over my booked flat by offering the new one in their complex by adjusting my Previous Booking Money of 11 Lakhs.

You can ask the existing the builder to offer any other available flat than the current one.
I do not think any other builder would be ready to exchange the same.
You can better ask for cancellation of the agreement with the builder may be on deduction of some money so far paid.

Since only booking amount is involved and no property is yet transferred and registered in your name, it is not a case of exchange of property. Rather it is a case of exchange of proposal to buy a property. That you may do with the help of any builder or property dealer. However, as and when any problem pertaining to stamp duty arises only then come to this forum for opinion of experts.
