i have a property in kandivali east my father purchased the kul khand rights from the previous owner.
the main owner of the land is one called jiji bhai behramji pvt ltd the person who sold the land to my father had the kul rights so he sold his rights to my father in 1971.
i want to know what are the rights of the kul khand and can i who is the legal hire of my father can do the development on that land and will i have to share anything with jijibhai behramji pvt ltd

How is the land recorded in the 7/12 records? Is the Office of the Salt Commissioner claiming any rights over the land?

The 7/12 extract has my father's name and there is no claim of salt commissioner on my land and also my land has been declared as n.a.plot

You have not stated that whether your father is alive or not?, if not as legal heirs, you can initiate action through for redevelopment, the procedures for the same i.e., whether to involve the original owner or not will be answered by your advocate who is in the knowledge of the local law in this regard after seeing the related documents.

It appears that the land was once part of the revenue leases, during British rule, granted various persons in the Island of Salsette. One such lease was granted to one Cursetjee Cawasjee, during early 1800, for seven villages including Goregaon. These estates in course of time had passed on to the company mentioned in the query.
However, all such Estates had been abolished by the then Bombay government under the Salsette Estate (Land Revenue Exemption Abolition) Act, 1951. The provisions of the said Act had declared holders of the appropriated lands in these Estates to be 'Occupants".

But then how come their name still appears in property card and I was told that I cannot develop the property unless n Un till I buy the title from them

City survey has been introduced in the suburbs is too recent, may be a couple of decades back. You may find out the reason why the firms rights are recorded there.
