We are planning to buy an apartment in Yelahanka. The Land is BBMP approved and A khata whereas the Apartment is B khata. The builder is not providing OC from BBMP. Plz advise if there will be any issues in future in buying such a property.

if plot is a khata, then the building will also be the same. please check with bbmp office about the exact status before going for the apartment. Hope you checked all the other documents.

It is risky to purchase and invest hard earned money in a property OC of which is not made available. However, before taking any decision consult local lawyer and show him all related documents to scrutinize in view of the local law.

if No OC is issued dont purchase apartment . OC signifies that building has been completed as per sanctioned plans

The land may be of A Katha but the super structure built on it may be of deviations and violations to the approved plan hence B Katha might have been issued. May be that is the reason that the OC is not given by the authorities. It is better not to venture further into the purchase because suppose the OC is refused and the BBMP is initiating action to demolish the unauthorised structures, you will stand losing everything in the later stage. You may consult a local lawyer too on this aspect.
