Opposite person cheated

My cousin has 5 acres of land at ranga reddy district, in 2008 he took 5 lacs as advance from x, within 3 months Mr.x has not given the remaining amount. Now he is forcing him to take the remaining amount and registered the document to his name. My cousin has rejected the offer. But Mr.x with the help of brokers he gave some amount to my cousin's sisters. Now my cousin is in dilemma how to solve this problem, because his sisters have not informed him before taking the amount. Last year all his family members made a notarized affidavit stating that they are transferring the property rights to his name. Now can he mutate and registered the document with the help of notarized affidavit. please guide us.
