Dear Expert,
I have applied for Patta Name transfer.
I was given to understand that there is difference in land area.
Old Patta Vs Proposed new patta Less by 0.8 Ares due to some error in the old records.
However, Issuing authority informed that they will provide the FMB Sketch as per Regd Documents and actual available physically. Can we accept?
If not, what we shall do.. Thanks for your advice/guidance.

U have not stated as to why name transfer is reqd. If it is by way of purchase,it will depend on the deed.Actual availability physically is something which should have preceded the purchase. Now U have 2 options. Either accept the Fmb or get the adjoining lands measured to prepare a new sketch & demarcation.

Dear Expert,
Thanks for your advice.
1.Name transfer was reqiired due to purchase of land.
2.At the time of purchase & deed
executed, land measure declared in the then patta matched with Deed.
3.When we applied for name transfer now patta reads as 5.2 Are instead of 6 Are.
4.When demanded for 6 Are patta,authorities were saying it was due to some error by some one and rectification process is appeal mode moving thro DRDO,RDO & Collector and conduct enquiry the process never ending and unsure of desired results.
5.At the same time authorities assured to issue FMB for 6 are actual measure and patta @ 5.2 are.
6.I was given to understanding that FMB sketch fr actual measure must suffice requirement of feature sale and patta measure will be considered only during the course of land acquisition if any by govt for publuc cause.
7.Pl suggest basis above...thanks for your valuable time

Who had measured the land? Was it officially or a mere private arrangement?

Land was measured by a mere pvt agreement only based on regd deed and old FMB.New FMB also being issued based on regd deed & actual measure.
