Leave and licence arrangement in gurgaon/delhi/ghaziabad

The present system of renting out is 11 month lease.
Is this 11 month lease legally enforceable in states of Harayana, UP and Delhi meaning NCR region, for eviction after expiry of lease period? Mostly these lease deeds are unregistered

Or is 3 years registered lease deed with a eviction clause on expiry is enforceable in these areas?

Can one go for L&L system like in Maharastra Mumbai?
What is fee for it to register it?

Does it give more power for eviction of tenant on expiry?

We have a flat in Gurgaon which we want to rent out. One option is to make a 11 month lease deed which is common practice. But I am not convinced and sure about legal enforce-ability of same in view of provisions of Haryana Rent control act.
In Mumbai it is valid agreement.

Second option is to go for a 3 year and registered lease agreement. So is it legally enforceable? In Rajasthan, it is.A 3 year registered lease agreement is also an eviction order afterexpiry.

Any rent agreement is enforceable only if it conforms to rent control laws of that state

Third option is to create a Leave and licence agreement under Indian easement act like in Mumbai. This is not covered by rent control act.

Hence my query was validity of these three types of agreements and preference for renting out dwelling unit in NCR i.e Guragon, NOIDA and Delhi

My another question was -if lease agreement or L&L agreement is not registered does it compromise on enoforceability should need arise in a court of law for eviction?
