Bonafied industrial land

dear sir,
we have purchased land under setion 63 1A for bonafied industrial use, in the year 2015, being occupant class-2(ULC),
Now we want to change the use of land from industrial to educational purpose , can we convert the use
i have read section 44 of MLRC under which one non-agriculture can change into other non-agriculture , with the colletor's approval, but there is no specification on section 63 1 A change of user ...
please share your opinion on this , i am confused
i am thinking of taking opinion of Town Planning Autority also..
Kindly share your views and guide upon this ..

If land falls under the authortiy of 'Town Planning Autority' then it can answer.

Dear Rucha, You have purchased land under the section 63 IA (amended) of BT & AL Act 1948 which is specifically meant for only and only for " Bonafied Industrial Use" . Also land is Class II land for that also you have to pay 2% Nazrana on the purchase consideration within one month after execution of sale with the Dist. Collector. For conversion of this agricultural land into non-agricultural land for bonafied industrial use the Sec 44 does not apply. Better read all the clauses mentioned in section 63 1 A (Amended ) in 2oo4 and 2016 of BT & AL Act 1948 carefully. If you have any doubts pl contact on 9922958825.

Sir, We have already purchased the land unde section 63 1 A , now we want to change the use of the land whuch was puchased for bonafied industrial purpose earlier now we want to conver the purpose for education , under section 44 of MLRC, Town planning dept. also consented for this.

Town Planning dept has nothing to do with this and they have no regulation over this.

Town Planning has nothing to do with this as Rightly stated by Expert Mr.Shashi Kant Patil

Dear Sir(s),
Although the town planning department has nothing to do with this , but ultimately layout plan shall be sanction by them only. So i took their opinion as to, are there any matters like this subject had been sanctioned by them earlier, cause collector shall also forward the matter to Town Planning department only.
Also sir the consent is not against the rules , we are adhering the rules.
