Cancellation Of sale deed

We had a industrial land in dehradun which we sold to a mumbai based company against Rs10(Assume)and Signed sale deed...The sale deed contains post dated chq details.The mutation is not done Since past 6 month no payment has been made.We r feling insecure as the possession is in their hands.They hav provided us with fresh chques bt still payment is outstanding......
I wish to ask can sale deed be cancelled and what are the charges for cancellation

sale deed can be cancelled via suit depending upon terms in the sale deed,court may go up to 10pc.

it will depend on the sale consideration mentioned in the sale deed.
