Purchase of land

Dear sir/madam,
I want to purchase a agricultural land( near mangalore, karnatak) which is recived from Akrama Sakram scheme(Karnataka) on 1999.The land is in the name of lady(widow aged about 65 years) and she has no childrens but she has brothers & sisters.She cant sell the property before 2015 as per Akrama Sakram rule as it requires 15 years. Now my point is
1)Can i Purchase that land now after paying 50% advance & balance after sale deed which is on 2015. For that what all documents to be prepared.
2)If she give the WIL in my name and dies before Registration(ie before 2015) then any letigation will arise from their family members.

dont take the risk . you may lose your 50%advance too . the seller may change her mind.
she cna bequeath property to you by will .
a will can be challenged but whether challenge succeeds or not is a different issue .
no shortage of properties . dont take risk with your moeny .
