Dear sir,
My mother's sister has expired and she was unmarried and the only younger sister (i.e. my mother is alive) no other legal heirs are alive.
My aunti had nominated my mother's name in a flat in co-op soc., Thane and the process of transferring my mother's name in the share certificate is being going on.
In the mean time I would like to know whether my mother can give the said flat on rent/lease(i.e, whether she can enter a Lease Agreement with A,B,C party) or not. If yes
than whether the said Lease Agreement (for 11 months) can be registered with the registrar or not and if yes what is the said procedure?

After death of your aunt, you mother is the only legal heir( Class-II). So she us free to deal with it.
The lease is to be registered if the same is for more than one year.

Your mother can definitely lease out the mentioned property and lease-deed needs to be registered.
