Sir, I have done registration of a flat in chennai in Dec 2011. My Builders gave all the supporting documents starting from parent deed, plan approval, approval from CMDA,till date EC etc.
Unfortunately due to shifting & some accident, we have lost our original sale deed done with our buyer. Builders says that they will apply for new sale deed by cancelling the existing one.
Kindly advice whether after getting copy of the document from register office we can go to expert lawyer & get authenticated in the Copy of the document & which may be treated as original or we will have to apply for new one.

Obtaining copy from the office of registrar is not a big issue. If you have lost the documents, lodge a police report (GD) and then apply the certified copy which shall be a secondary evidence.

Yes, obtain certified copy of sale deed.
Applying for new sale cancelling the other is something really unheard of.
