Sale deed executed by notarized gpa

Dear Sir/Madam,
I am planning to buy a site in Bangalore BBMP area from person A. Khata stands in the name of A.The person A had bought the site in DC converted layout from person B in early 2004 through notarized GPA holders signing on registered Sale Deed. The GPA holders were not registered with Sub Registrar, but attested by Notary on Stamp paper. The layout was formed by the person B.I would like to understand as to whether the Sale Deed executed in 2004 by the GPA holders on behalf of person B is valid. Please let me know.

get verification of site done by local lawyer

Thanks. I have shown documents to a local lawyer, and he said it is okay to go ahead. But, wanted a second opinion with respect to notarized GPA signing the sale deed.

power of attorney s required to be registered to enable to POA holder to convey property
