Regestired gift deed

dear sir my mother had got a gift deed from her in law in 1966 which is registered in her name and later after 10 years her in law herself has got the gift deed cancelled and sold the property to someone else i would like to clarify whether a gift deed can be cancelled once given to someone without the person concerned plz clarify sir

no gift deed cannot be cancelled unilaterally . in law needs to prove that gift deed was executed by undue influence / mis representation .
need a court order to that effect

can u suggest any lawer in bangalore b coz now since my mother got the gift deed registered in 1966 i spoke to an advocate he told its too late for you to move to the court so plz suggest

oh , cancellation has been done 47 years ago . what were you doing for 47 years ? gross delay . third party rights have already been created for said property .

dear sir mom was unaware of this documents and also unwell it is a unconditnal gift deed which mentions that her son and daughters are entiteled to enjoy the property and without my moms consent the deed has cancelled in registar office and not revoked in the court

sir as u say when a gift deed cannot be revoked how is it going to effect in third party intrest or transaction b coz after a gift deed registered she is the owner and all further transactions are null and void as she was not involved in further transactions and without her knowdledge

you will have to explain delay of 47 years in filing suit challenging cancellation of gift deed .
