Rights of tenant in pagdi system

Hi All,
My Father have a shop on pagdi since 1985 and now shop owner want us to leave this shop. We have all rent receipts only from 1985,not any other document and from last year he is not taking rent we tried many times.
So please advise me somthing as I dont want to leave that shop bcoz we don't have other options.

Deposit the rent in rent controller office.
Wait till the landlord serves eviction notice as without suit for eviction he can not eject you from the house.
Once the suit is filed, you will get opportunity to contest the suit as per its merit.

Please suggest me is there any legal strong point for me to escape from eviction as my father have this shop from last 35 year.

you have to contest the eviction proceedings on grounds that you are a protected tenant have been in possession for more than 35 years and have been paying rent regularly

You have a good case in your favor. Start depositing rent with the rent controller. Consult local lawyer.

Dear Sir,
Now he is offering other shop in place of that and saying rent will be same but they have partition in family property and other shop is going to in his brother account n he is agree to give us. What should i do in this case?.

You have to wait and watch the development patiently. If he is offering the brother's property, how will you become a tenant of the brother's property suddenly?, better consult a local lawyer and take his advise for further steps.
