Covenants and undertakings by the purchaser

Hi, I have one query regarding regarding flat registry.
Builder has mentioned below clause on the registry agreement paper. Please review below clause and let me know after registry whether I would be able to rent out my flat in future or not. what does it mean by groupd accomodation? Is it standard all the builder flow on registry paper?
(o) The Purchaser/s shall use the said premises or any part thereof or permit the same to be used only for residential purpose as shown in the sanctioned plan, provided that, the Purchaser/s or Occupier/s of the said premises shall not use the same as and for Massage Centre, Gambling House, Classes, Service Apartment, Hostel, group accommodation, rentals on cot basis in any manner, Lodging Boarding or any illegal or immoral purpose.

Yes, U can but the same will also have to be for residential purpose only. However, U cannot convert it for a mess or hostel.

You can rent it out except for the purposes narrated in the document which are illegal activities.

Your home is your domain. The builder cannot indulge private legislation through the terms of a contract. Once you are in occupation, it your right to use the premises at your discretion for any purpose that the law permits.

Please clarify what does it mean by group accomodation? Whether Can I give rent to bachalor's or not?

No such restriction can be imposed by a builder in the Sale Deed.
However, renting out or self occupation is your own decision. If rented out, the purpose of let out has to be in conformity with municipal laws.

There exist no restriction to rent it out for residential purpose.
