Dear sir,
My deceased grandparents and their children are tenants in Pune. My spinster aunt who was occupying this property now stays with us, but kept paying rent till date. They've been there for over 70 years.Due to medical reasons, she cant stay there but keeps paying the rent. What I would like to know is
1. If she wants to give up the tenancy, can she claim for a certain amount for giving up the tenancy?
2. What is the appropriate amount she can claim.
3. if the landlord refuses to pay what next? he seems to want the property back for free.
4. if the property is demolished and she is still the tenant then can she get a share if it is redeveloped?
5. Can she inturn relet the property to earn some income. She is also willing to pay him a higher rent so that he too can benefit?
Please advise, being a retired teacher with arthritis a little extra money would help her a long way.

I would like to know what is the procedure to change the ownership of a flat. my father's flat is currently in my father's and sister in laws name. Stupid of him to have done that, but he did it because of a loan. He wants to now make it Single ownership. Can you please advise the procedure, cost etc. He wants it to be done tactfully and remover her name and add my brother's name instead.
