My problem is that- Property is situated in Ajmer Rajasthan, Actual owner is died, and one of his LR is shifted at Australia and got nationality. and my client wants to purchase this property. what document is required and how can Australian citizen make power of attorney for that property. please suggest me full law and procedure.

He can execute a POA in favour of a person in India . The said attorney can act on the strength of that POA if the same is attested by the Indian Embassy in Australia and duly notarised at that place.

friend draft sale deed along with special power of attorney mentioning power to register signed sale deed .sp.p.a. sign before indian embassy.receiving person sign in rajasthan before notary . then trough sp.p.a. u can register signed sale deed . photo.thump impression .witness .are mandatory.

As one of the LR the person who has shifted to Australia should give POA if he his not able to come and execute the sale deed. Based on the POA sale can be executed in favour of the purchaser.

Where are his other LRs ? The purchaser has to be sure that all LRs execute the sale deed !
