Sir, What is the difference between registered flat owners association & registered under society registration.

registration under society registration is legal requirement while registered flat owners association is formal type of activity unless registered under co operative societies act.

Yes, prabhakar is right.
Registered flat owners association is formal type.
An association of apartment or flat can be formed by volunteer association of owners of apartment. The association may or may not be registered. By registering the association members can enjoy legal benefits and association gets unique name registered.

Almost all States of the Indian Union has drafted legislation under the style "Apartment Ownership Act" which provides the rights and liabilities of owners of individual apartment in a building and to make such apartment heritable and transferable property. And there is specific provision for Association of Apartment Owners and local Registrars are appointed for registering the same. Therefore in my view the apt recourse is to register under the said Act and not under the provisions of Societies or Charitable Societies Act as most of the individual owners are interested only in the individual buildings and not any other
