Mr x owes me money instead he is offering agricultural land since I am not an agriculturalist I cannot register the property on my name if I take a gpa from x along with sale clause declaring full payment made if mr x dies will the gpa be valid or if I die will my heirs can get the property

on death of mr X GPA ceases . your legal heirs wont get the property . best course of action is to ask MR X to sell agricultural land to an agriculturist only . pay your dues

The way you told is also one of the ways to purchase the agricultural land which is not permitted to you being your status of non-agriculturist so better to follow the advice of Ajay.

The alternate can be :
1.Sale the land to an agriculturist and get realized your money;or
2.Buy some agricultural land in states like U.P. where there is no such bar and after mutation obtain certificate of agriculturist
and there after get the property under reference registred in your name .
Holding just on G.P.A would be risky as after death of DONOR of G.P.A. you would be none.
