Dear all
If an ancestral property(My great grand fathers) was gifted by my grandmother to my uncle which was registered.
Is there any provision to cancel the gift deed.

was any will made by your great grand father . how did property devolve on your grand mother ? was she the only legal heir?
if valid gift had been made by your grand mother and document is duly stamped and regd then title of property passes on to your uncle . it cannot be cancelled .
suit has to be filed if gift was vitiated by fraud or coercion .

Also please tell if know the details mentioned in the pattadar passbook can be known?
Like the pattadar pass book mentions 11 1/2 cents in survey no.254. but we don't know to which land it belongs. we are paying the taxes regularly for this land.
The online encumbrance search gives so many results with that survey number.
How can I know the land details?

A will was written in my grand fathers name and he expired issuing POA to my grand mother.

your grand father was absolute owner of property as per his father will . if pursuant to his execution of POA in favour of your grand mother and during his lifetime your grand mother has executed a gift deed then property can be gifted by your grand mother to your uncle .

Actually the land was in partition. As far they told me the land is 14 cents divided between two brothers equally.
My uncle registered 7.6 cents taking gift deed from my grand mother and built a wall occupying 8 cents of land.
As per our pattadar pass book it was mentioned 11 1/2 cents but we dont know to what it is related to.
We dont know if it included two lands as we have small site with 3 to cents as well.
I dont have any documents with me regarding that land except the pattadar pass book
