I want to gift my flat(s) in Mumbai to my son and daughter-in-law. What is the procedure?

Biggest mistake that you will be doing, if that is the only flat with you, If you have numbers of flats with you and want to transfer one of those to your son and daughter in law than make a Gift Deed in their favour and register the Gift Deed with the Sub-Registrar. The Stamp Duty for the Gift Deed as applicable in Mumbai has to be paid along with registration fee. The transfer of share etc. and all other process with the society where the flat is located can be done with help of the registered Gift Deed and the applicable payments etc. if required.
