Gift settlement to daughters

I have one flat in Chennai which was gifted to my mother in 2011 and then later cancelled with mutual consent. Now I want to gift it to my one daughter.

Another flat in Chennai is to be gifted to my another daughter
I Intend to do this way as some say that gift settlement is better than even a registered will especially in Chennai to avoid probate complications
Rest property in Madurai TN can be written in will.
Am I right in legal stand?
Please advise me

You can gift the properties to your daughters and you may execute a Will for other properties as you like.

If you want to transfer your properties to your daughters now itself during your lifetime then you may better transfer the same by executing a registered settlement deed with or without any conditions therein.
As far as transfer of immovable property by testamentary disposition i.e., by a Will, the formalities to enforce the Will would be cumbrersome

You can transfer the your immovable properties to your daughters through registered gift deed and will but will shall come in effect after your death.
