Got legal notice.

Hi,

I bought a piece of land 6 months ago, after duly verifying everything and got my encumbrance certificate cleared. Now I got a legal notice from a person's Advocate. stating his client made a sale agreement 2 years back with full payment done. And asking me to cancel my sale deed. When I checked with earlier owner he says they are marketing persons and there is no such payment. but he agrees they made the agreement and it is not proceeded with actual sale. Also, the agreement is not registered.

What should I do now? Is their agreement still valid now? What will be my legal status and what should I do?

Agreement with specific date for registration deed is expired, that agreement cannot be considered as valid. If the agreement is without mention of any specific date for execution of sale woould be void.

So, not relying on earlier owner's statement, in reply to notice, ask the advocate to supply a copy of the registered agreement for verification purpose.

Dear Author.Now that Property is Registered in your Name and you are the absolute Owner as per Records.Any dispute ask them to sort it out with the person with whom they had dealt and Not to disturb you in any way.If you show interest in their dealings details you may put your self in trouble.More over their agreement is Un Regd and It had not appeared in your Ec and legally You are Strong.

you have to contact a local lawyer and reply to notice . mention that as per sale deed executed by seller you are absolute owner of the property . the question of cancellation of sale deed does not arise
