my friend and family are living in a house for almost 40 years.. owner has given gpa in my friends favour in 1997 and passed away in 2002... they subsequently registered in 2004 now real estates rowdies are after them for benefits... owner's brother also passed away... now his sons are after this property for gain.. my friends are middle class family and frightened too much please help

on death of owner POA ceases to be in force . what was regd in 2004? you have ot stated complete facts of the case . contact a local lawyer

Apart from POA is there an other agreement there?
If not then you would be in great problem defending title of the property.

It shall be better to apprise the son of original owner and get the registered sale-deed executed from him by paying him additional amount.

Sir, an affidevit given by owner that she has agreed to sell property in favour of my friends family apart from gpa... later my friends family in 2004 actually registered their name... poa was executed in favour of my friend's father later father regd in wife's name... is there really a catch... now rowdies are roaming around house.. please help... actually owner's brother has made sale deed in favour of his sister who is the owner of property...

This is an agency coupled with interest and is hence irrevocable, even after the death of person executing such GPA. The person acquiring any title subsequently would be attributed with the constructive notice of your interest and won't be able to claim it against you.

File a injunction suit against owner's brothers sister by your mother with respect to the registered sale deed. Your mother 100% surely get stay against her.
