hire agreement of a house

dear sir/madam , i would like to take a house for hire , for that i need to pay two lack rupees ,but the house owner will not pay any rent for my amount at the same time i am also need not be pay any rent for his house, when he returned my amount then i handover the possession of his house to him is it valid in Indian laws , if so , any one please send me this agreement format.

YOU NEED TO GET REGISTERED MORTGAGE WITH POSSESSION DEED FROM HOUSE OWNER(MORTGAGOR)IN YOUR FAVOR(THE MORTGAGEE)INCORPORATING TERMS AGREED.
ANY THING LESS THAN IT SUCH AS NOTARY ETC,WILL NOT SERVE THE LAWFUL PURPOSE.
