House registered thru non registered release deed.

Sir,

We have a house in kuniooor Village (Tirunelveli -Dist. Tamilnadu) which is bought and registered in my grand mother ( father side) name. My father has three sisters . My grand mother was expired ABOUT TWENTY FOUR YEARS BACK . After the death of my Grand mother my father get signature in a release deed from all (three) sisters. the release dead was not registered. Ten years back we have registered our house in my mother name with the help of parent document and release deed (non Registered) and we have change the property name in panchayat to my mother name. We have been paying the house tax in my mother name for past fifteen years. But the natham patta is in my grand mother name. Please guide me to get rid of this issue. How to change the patta name to my mother. please advice.

prove your legal right in a civil court under succession Act that you are legal heir , then court if satisfied pass an order that order would make the tehsildar office to correct the documents else after 3o years of yr grand mother's death if none rightly get legal heir certification the said property would become state's property.

It is a basic defect that the release deed as well the deed in favour of your mother are registered. The entry in the panchayat register does not confer title in favour of your mother.

A local advocate alone will be able to suggest a possible solution after seeing all the documents.

there is nothing called lex loci but everything is controlled by constitutional prwoprietories
