How long to keep a Tanent in same house is safe

I have an aprtment, to which i have given on rent since last 3 yrs to same Tanent. Every year we renew personal agreement. But still i want to know, is it safe if we keep continue the same tanent fourth year also after signing Personal agreemnt. Can he create any issue during evacuation time. i got to know that his father is lawer, is their any legal things which i have to take care or personal agreemt is enough or any other point i have to take care. I want to be little safer side in all ways.

The merit for eviction of the tenant does not depend upon the duration of the tenancy. If the tenant refuses to vacate the premises, the landlord has to make a case for reasonable requirement of the tenanted property and to decide that the duration of the tenancy is never taken into account.

To keep a tenant in same house is safe till he is honest and sincere with you. The day his intentions get bad is not safe to keep any further. It may be safe to keep him even for 20 years or more, if he does not have bad intentions. To keep him even for one more day would be unsafe, if he develops any bad intention.

So, only you can be the best judge about your tenant.
