How to get plot transfer in the name of purchaser.

Respected Sir.
With due respect I wish to say that I bought a plot in Jabalpur(M.P.) from a person who was having power of attorney (POA)for one year and in that duration I purchased that plot measuring 2000 sq.ft. Now four years have passed and I want to get the plot to be transferred in my name, when I contacted the person who was having power of attorney (POA) ,then I came to know that he died nine days back.
So please let me know that how I can get the said plot transfer on my name.

was power of attorney registered? was he related to seller?
you ought to have regd the document 4 years back in your name whn you purchased the property . now registration cnanot be done in your name as period for registration of document has expired .

POA holder can sale the property on behalf of the original owner of the property. If the POA was registered and your agreement to sale was executed on the basis of power given in that POA then there is nothing to worry. You shall have to give a notice to the seller and shall have to demand to execute and register sale deed in your favour failing which file a civil suit before the competent court for specific performance of the contract. If no time limit for the registration was fixed then there is no delay and the agreement is duly executable.
