sir there are two POA done by different same person. How to identify which is correct one?

sir my client want to purchase land . When he demanded original document from owner he gave POA of his father for dealing with his property.When we went for registration of property then SRO asked for previous POA done by his father. Here we found that there were two POA showing rights to two different person i.e. my client and other.
Now question come how to identify origional document?
Plz guide.

How the SRO known about the previous POA?
First check with encumbrances if any with registration office?
if any of the POAs are not registered then there is no validity of title for the property purchased and it would not have good title. So better check well before proceed with the transaction.
