my father is purchasing a room at thane which is in illegal what is the document which i require to check before purchashing the room and what is the formalities for purchashing the room which is illegal ?

For purchasing the room you have to see the status of the owner and search it throught lawyer to get verified the ownership of the seller, if certificate is o.k. you can buy.
