Indemnity Bond & Deposit of 10,000 demanded by housing society for permission to rent flat.

Dear Sirs,
I have a 2BHK flat in a cooperative housing society in Pune. I have been giving this on leave & licence since 2007. Till now, the society has been charging me 10% of maintenance dues as fixed by the Supreme Court. Now the society has demanded that every flat owner renting out his/her flat must furnish an indemnity bond claiming full responsibility for any damage caused by the tenant, and has also demanded an interest free security deposit of Rs 10,000/-. I find this unfair and unreasonable. I have had three tenants so far, and I have taken great effort in screening and interviewing each one, and making sure that they are well educated, professional, law abiding citizens with decent families. I have paid all my dues well in advance. There has been not a single instance of nuisance or inconvenience to the society from me or my tenants. I need advice on whether these demands are valid, and if I should agree to furnishing this bond and paying the deposit.

You have stated that the amount is collected as a interest free caution deposit.Probabaly every house let on rent need to pay this amount which ought to have been fixed by the general body or the executive committe.You have to abide it.

If you get the official receipt for deposit, you should not have any objection to pay the security amount. If the amount and bond is as per the resolution passed by the General Body of the society, nothing would be unfair in that, as the same is in the general interest only.
