Sir, i purchase one plot of 2 gunda owner is giing irrvocable power of patterny is it ok or not

NO. U must get the sale deed registered. Remember, a power of attorney may be valid at most till the lifetime of the principal after which it has no value.Moreover, by PA, no title can be transferred.By PA, U do not becme the owner.

Basing on POA given to you Even your self could get the sale deed executed in your favour.In your case the Buyer and seller would be the same basing on POA.Consult your Advocate Or Senior Document writer at your Registrar Office and Proceed.
