Good Morning to all experts.
My query is
1) Whether mortgage of property of state of Jammu is possible or not. The mortgage is going to be registered at Gujarat, Ahmedabad.Other properties are of Ahmedabad.
2) Whether in case of default the mortgage in respect of property of State of Jammu will be enforceable in court of law or not.
3)Whether Transfer of property Act and Registration Act applies to property in State of Jammu.
4)Any precautions that need to be taken while creating mortgage in respect of multiple properties including property of state of jammu.

It extends to the whole of India, except the State of Jammu and. Kashmir:
This itself states that it is excluded so property cannot be mortgaged in Gujrat State. If special Law of the state if enables than can be done. But As per present pretext i think it is not possible

YOU CAN MORTGAGE BUT THE MORTGAGE DEED MUST BE REGISTERED IN THE STATE OF J&K.YOU CAN HIRE LEASE OR RENT BUT CANNOT PURCHASE THE PROPERTY;NEEDS SPECIAL CARE TO DRAFT THE MORTGAGE DEED.
