In Hindi it's said that " bisar/Isar dub gaya." Please guide in detail for my own case, and when it is possible in unregistered sale agreement? All possible routes may be given.

Sir,
A time essence notary agreement is executed for selling a agriculture land pertaining to me , for security purpose of money borrowed by my friend from money lender in extremely needy situation. I executed it on humanity ground . In this agreement my friend signed as a witness. 1. First agreement was time essence up to 5 months. He does not came forward for sale deed.2. Later on after 1 month he requested to execute time extension bond. Hence I executed T.E.A. for 2 months only. hear also He did not come for sale deed . 3. Later on after 4 more months He again requested me to extend 5 months time again I executed the T.E.B. time essence . Hear also He received me and not came forward for the time essence contract. 4. Then after 27 months He filed a civil suit in court. 5. During the above misplay & miss deed He earned thrice of his sum , from this 10 % game without licence. 6. The prises of agriculture land gone to 3 times more in this period of 2 & 0.5 years, without any gain. I am the holder of this Land.7.out of 4 persons signed agreement 2 are in my favour. Pl advice me to escape me from the net of Savkar.
