Land Ceiling and Aquisition

Dear Experts
This s concerning land in Chennai suburbs. It was purchased in 1987 as part of a layout approved by CMDA ( then MMDA) and the layout with MMDA approval reference is available. The persn who purchased in 1987 still holds the land and has also been issued a computerised patta .Is it possible that such property comes under an old Land Ceiling Ac. If so , what is the remedy to get exemption and make it saleable . Also is it possible to check whether this land comes under any Goverment aquisition move . How is this to be checked . If it does come under Govt aquisition move , what is the remedy for making it saleable.

How do you know that the land comes under Land ceiling act? If it is so, the current owner could not have obtained the Patta in his name.

To be double sure, ask these details through RTI application to the Tashildar of the area. With regard to govt acquisition move also you can seek information through separate RTI application.

If you have the patta then you are the real owner of the property and nobody can chellenge your title.
