I am planing to buy a house from Mr. A. Mr A was given GPA by Mr Y( made a layout). The GPA was noted at a notary and not registered with the registrar. In 2004, Mr A made a registered sale dead on his wife's name. My concern : There is no date on the GPA, The GPA is not registered with the registrar Mr Y passed away in the year 2000. (sale dead by Mr A was done in 2004) What is the expert opinion? Can the property be purchase?

Once the Executor of GPA demises the Legal Value of the POA would be invalid and the executions after that are invalid.. The Rights would automatically go to the Legal Heirs of the deceased only.Discuss in detail with all evidences with a Local Good Advocate

If you correct or incorporate any thing in undated document it is illegal and forgery and Forensic Experts could easily make it out and the date of sale deed registration would easily confirm it is nothing but fraud

GPA for sale of immovable property not registered with Sub-Registrar is void.
Secondly, registered GPA is valid for use till the lifetime of it's executor not after his death.
In your case unregistered GPA and simply notarized, itself is of no use and even after the death of the executor it is waste paper.

The Power of attorney is a legal and valid document and can not be rejected solely on the ground it is Not Registered.

'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able local senior counsel of unshakable repute and integrity specializing in revenue/property/civil matters before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.
