Landlord and tennant dispute

We have the Shop on Rent since 40 yrs ( Since 1972) on Rs 100/ month. The receipt of rent is on my fathers name whereas earlier when receipt was on my grandfathers name the rent was Rs 45/ month.
when we asked our landlord to issue the receipt on my fathers name he asked us to increase the rent by 55/ month i.e Rs 100/ month so we did . But now he is asking to leave the shop and offering us with Rs 1 lac or to increase the rent by 4900/ month i.e Rs 5000/ month. What should I do Please Suggest us as he is not accepting the rent also.

Dear Rajnish,

1. Which State are you from ?

2. Is there any lease agreement in force?

3. As per law he can't increase rent in those astronomical proportions, how much he can increase depends on state, for eg : delhi you can 10% every three years.

4. If he refuses to take rent - send it by post/cheque or your area additioanl rent controller.

amount of increase he is demading is exhorbitant. from rs 100/ to rs 4000/ per monnth is too much . i presume you have rent receipts . send a letter by regd post to landlord recording that amount demanded is exhorbitant nad that you are willing to have rent increased by a resaonable amount . contact a local lawyer in UP
