Landlord refuses to pay the security deposit

I had rented a property in chennai, my agreement is for 11 months, since I wanted a bigger office space I had to informed the owner in Feb that I want to vacate my office, three months notice I had given and paid the rent till March and April I had requested to set off against the deposit and return my deposit in May however it has been more than 6 months since I gave the notice the owner is compelling me to pay the rent till the agreement period. Please suggest a way

Whether the terms of agreement contained the terms to vacate premises before the lease time by giving three months notice. If not and the premises is vacated during lease period, the demand of land lord is justified.

If you fulfil entire conditions of lease then the landlord has not right to forfeit the security deposit. Serve a legal notice and then file a civil suit against him.

Thank you sirs and madam, since it was there in d agreement I had to go by the land lord, already I paid him two months plus 3 months rent he deducted and gave me d money

he has retruned your security deposit after deducting 3 months rent . if you have not given notice action of owner is justified . however if you had given notice in writing of 3 months owner cannot make further deductions . issue legal notice to flat owner
