SIR I AM GOING TO ENTER INTO A LEASE AGREEMENT DULY REGISTERED OF APPLE ORCHARD AND PAYING CERYAIN LUM SUM LEASE AMOUNT FOR TEN YEARS WITH AN KNOWN PERSON.I HAVE SOME DOUBTS IN MY MIND TO BE CLEARED 1.CAN THAT PERSON CANCEL THE DEAL BY REPAY THE LEASE AMOUNT TO ME WITHOUT MY CONCENT ? 2.CAN THAT PERSON LEGALLY DO ANY ACT THAT COULD HARM MY INVESTMENT IN ANY WAY ? 3. WHAT PRECAUTIONS SHOULD I TAKE TO SECUREY MY INTERESTS ?

1. You will have certain conditions in the Lease agreement regarding what are the circumstances under which the lease comes to an end. Please read that and acquaint yourself with the conditions stipulated in the agreement drafted by your lawyer. Your query is vague when you say that "can the person cancel the deal by repaying the lease amount without my consent.." How can anybody repay you without your consent?
2. Terms and conditions of the lease agreement is to be known clearly to solve your second question.

go thru all your lease deed conditions, if u HV doubt abt the cancellation of lease deed or as like u asked in second question.. you from your side put a conditions if any as to it to the other party. mention the "mode of cancellation" also mention "mode of payment", if any thing contingently happens notice is to b served rdg the matter of changes. its better that once lease deed will be created so specification of time n all required conditions of both leassor n lessee is to be mentions.
well if dispute arises in between the lease
period, what all conditions applys think over n draft it. draft abt jurisdtion of court as well. depends on how the lease deed is drafted n what conditions are put forth in it. but every register lease deed has got its limitations if dispute arise. n registration of lease deed is much better n best.

yours is a long term lease with rights to reap the apple crop during the period of lease. Hence the lease deed should contain provisions to safe guard ur interests on the issues raised by you. Get the lease deed drafted by an experienced Lawyer.
