Can a house be given on leave and licence for 3 years or more what are pros and cons. What is the concept of giving on Leave and licence for 11 months.

the concept of giving on Leave and licence for 11 months is that u can evict licencee
easily after 11 months.

You may sign or execute leave and licence for three years for several clause such as follows:
a) The Licensee's occupation of the premises after such termination will be deemed to be that of a trespasser.
b)The licensed premises are given to the Licensee on personal basis and the Licensee will not be entitled to transfer the benefit of this agreement to anybody else or will not be entitled to allow anybody else to occupy the premises or any part thereof.
C) The Licensee will be bound to vacate the said premises on the date of termination the said agreement and never be take shelter of law for more benefit and or extension of agreement.
d)Nothing in this agreement shall be deemed to grant a tenancy/lease and the licensee agrees and undertakes that no such contention shall be taken up by the Licensee at any time.
and same day made a letter of surrender of tenancy.
general concept is eleven month is easy process to eviction of premises but it is necessary to mention some clause which help in eviction or recovery of Khas possession.

Leave and License agreements are not in effect in many states like WB. So check your local Rent Act before going ahead.
