Leave & licence agreement

I am owner of flat in Navi Mumbai, and this flat was given on Leave & Licence to same family (Husband & Wife) since last 4 years. Every 11 months we entered with new Leave & Licence Agreement. 1st year with husband name, 2nd year with wife name, 3rd year with husband name, 4th year in wife.

Is it safe to continue with same family for 5th year also OR continuing may create problem and ask them to vacate flat.

There is no law whereby the landlord losses right over the property out of tenancy.
So you can continue with the tenancy for five years or more.

change your licensee . once the licensee becomes too comfortable in said flat he wont vacate easily .

if however you have excellent relations with the licensee renew the agreement . however get agreement registered
